ANXA Infra is a home design and construction company in Hyderabad, Telangana. Project 49 is our collection of 49 individual homes, each designed from the ground up for one family and built on that family's own land.

How we build
It begins with your land
We walk it with you first: the light, the trees, the way the ground falls.
Then, a philosophy
You choose the idea your home grows from. It is then drawn exclusively for your land and your family.
And finally, your home
We design it, build it and hand you the keys. A home that stays one of one.
Seven design philosophies
Each philosophy is a way of living in a home, not a fixed plan. The philosophy may repeat. The architecture never does.
Light
Rooms are placed and openings cut so daylight moves through the house from morning to evening, and shade arrives where the afternoon is hottest.
Air
Cross-ventilation, courtyards and deep openings let the breeze pass through every room, so the house stays cool the way Deccan homes always have.
Art
Gallery walls, murals and space for sculpture are designed into the house from the first drawing, not hung on it afterwards.
Roots
Carved stone, the threshold and the courtyard: houses made by hand, in the building language of the Deccan.
Earth
Rammed-earth walls, natural stone and trees growing inside the house. Materials taken from the land and built back into it.
Silence
Thick walls, water and quiet courts. Each house is planned so the noise of the city stops at the door.
Future
Smart glass, hidden screens and a kitchen that grows food, built in so technology is there when you need it and gone when you do not.
Where we build
The green west of Hyderabad, where there is still room for a garden and a tree, and the city is close: Kokapet, Narsingi, Gandipet, Tellapur, Moinabad, the Financial District, Jubilee Hills and Banjara Hills.

Do I need my own land?
Yes. Project 49 homes are designed and built on the client's own plot. The process begins with a visit to the land to study its light, trees and slope.
Where does ANXA Infra build?
In the green west of Hyderabad, including Kokapet, Narsingi, Gandipet, Tellapur, Moinabad, the Financial District, Jubilee Hills and Banjara Hills. Land outside these areas can also be considered after a site visit.
How does the process work?
Three steps. First, we walk your land with you. Second, you choose the philosophy your home grows from. Third, we design the home exclusively for your land and family, build it and hand you the keys.
What kinds of homes do you build?
Independent houses and villas, designed from scratch for one family. There is no fixed floor plan or catalogue design.
